What lease terms are available at Madera Apartments?
Are the utilities included in rent?
Utilities are not included in the rent; however, they can be conveniently paid through the resident portal each month along with your rent. The only utility you will need to set up in your own name is electricity, which is provided through PNM. See our full fee guide for more information.
What is the application process and how long does approval take?
Our application process is simple and can be completed directly through our website. Just visit our floor plans page or select “Apply Today” to get started. Screening results are typically returned within 24–48 hours.
What documents or information do I need to apply?
To complete your application, you will need to upload a valid photo ID and provide proof of income—such as your last three pay stubs or a job offer letter.
Is renters insurance required?
Yes. You may either provide your own renter’s insurance policy or enroll in our master policy.
How can I schedule a tour of Madera Apartments?

What amenities does Madera offer?
How are packages delivered and where can I pick them up?
Depending on the carrier, your packages may be delivered directly to your front door or placed in the Luxer package lockers for secure pickup.
How do I submit a maintenance request?
You can easily submit a maintenance request through your resident portal at any time.
What is the guest policy?
Any guests staying for more than 7 days must be registered with the management. Guests must comply with all community policies during their stay and the resident must be with their guest at all times while using any amenity.
What happens when I decide to move out?
A 60-day notice is required whether you plan to move out at the end of your lease or end your lease early. If you choose to terminate your lease early, a 60-day notice is still required, along with a lease break fee equal to two months of base rent.
